Johnny | House renovation abroad...? |
Hi, this may be a bit of a ridiculous question as I have no clue when it comes to house renovating and so on.
But my uncle (or aunties husband, but i'll say uncle for now) has renovated many a house and his latest house in Canada has just been sold, without saying actual figures hes neared a profit of half a million canadian dollars and hes soon to be moving to England to do a house here aswell (hes renovated quite alot of houses too, so hes quite good by now) and hes asked if I wanted to help and learn the trade of which im happily accepting the offer.
Now this is where my question starts, im spying properties abroad for example:

Now, my question is, at £36,000 I believe that property will be quite the bargain especially if its renovated, it has 7000 square meters of land, its near a lovely castle town, but its a run down piece of crap, but with some love and restoration, is there profit to be had? how will you go about it? and is it worth it at all?

while it it easy to see potential in any property it comes down to skill in understanding the market area where real money is to be made. for example the old adage ' First three rules of property are . Location , Location .Location' still hold true.'
If ? you have talked to local estate agent(s) seen the area and are aware of any impediments such as ..in a bad social area ( drugs etc) and transport and so on then you may well be in a position to envisage a profit with minimum investment for maximum returns.
I would wonder for example why if it is near a nice castle and has a lot of land etc that a local has not developed it already? there may be a hidden factor you are unaware of. It may also be a diamond waiting to be polished etc risk is really about can you afford to lose any money spent on it? supposing you made a significant restoration and improvement ..eg electricity. sewerage and mains water /gas. decoration, windows, and so on. will the labour and monies sunk into it pay a return? this is often where local knowledge wins. good luck but do look for pitfalls and money pits.
if it where I. a week spent in area ,chatting to locals , agents etc and armed with a map and a willingness to chat to locals ( maybe even town hall etc) to get as much information as I could before signing on bottom line; I would also want a local legal agent doing paperwork and make sure he is registered etc. i would be looking to get double my expenditure back as a return |
